Queensland seller disclosure – Getting it right from the beginning
Queensland introduced a statutory seller disclosure scheme on 1 August 2025 under the Property Law Act 2023 (Qld). Sellers generally need to provide buyers with a prescribed disclosure statement and relevant certificates before the buyer signs a contract, subject to certain exceptions.
Having a lawyer involved early can help ensure the disclosure documents are properly prepared, relevant information is considered and the requirements are met before the contract is signed.
At Samford Valley Law, we can assist with the preparation and review of seller disclosure documents as part of your conveyancing matter, helping reduce the risk of avoidable issues later in the transaction.

A few extra steps, with our help along the way.
From 1 July 2026, new Australian anti-money laundering and counter-terrorism financing (AML/CTF) requirements apply to certain legal services, including relevant property transactions. These requirements include customer identification and verification, due diligence and risk assessment obligations.
As part of your conveyancing matter, we may need to:
Verify your identity and collect certain personal information.
Confirm details about the transaction and the people involved.
Obtain information about the source of funds or other matters where required.
Complete relevant checks and assessments to meet our legal obligations.
We understand that these additional steps may feel unfamiliar, particularly if you've bought or sold property before.
Don't worry – we'll walk you through the process.
Our team will explain what information we need, why we need it and how to provide it. We'll make the process as quick and straightforward as possible, while ensuring we meet our legal obligations.
By getting these steps underway early, we can help avoid unnecessary delays and keep your transaction moving towards settlement.
